Anthony Santiago has over 15 years experience as a Real Estate and Non-Profit Executive. His undergraduate and graduate degrees are from Trinity University where he earned a Bachelor of Science in Business Administration and an MBA in Management Sciences. 

Mr. Santiago's primary business has been and continues to be as a private real estate investor and investment advisor. Mr. Santiago's family has been in the real estate investment business since 1929 and he continues to employ the same methodical and meticulous due diligence that has made Mr. Santiago's family investments successful for the last three generations.

Before graduating from Trinity University, Mr. Santiago attended over 100 real estate closings as a principal or advisor. During this time Mr. Santiago created and implemented investment strategies that provided superior returns and growth.

For nearly a decade, Mr. Santiago was the President of Sterling International Property Valuations an international valuation and investment advisory firm.

In the latter part of 2000, Mr. Santiago accepted a consulting position as the Executive Director of one of New York City's Business Improvement Districts. Here Mr. Santiago worked directly with Federal, New York State and New York City elected officials, community leaders, prominent real estate developers, and business owners to attract, retain, and expand local business presences.

In March of 2003, Mr. Santiago accepted an appointment to the New York City Housing Authority were he held the title of Deputy Director. Mr. Santiago oversaw the day-to-day administration of a several hundred million dollar real estate construction and new development portfolio. In May of 2004, Mr. Santiago was promoted to Deputy Program Administrator for Resource Management in the division of Capital Projects and Development within the Building Exteriors unit.

In addition to his work with these organizations. Mr. Santiago is very active in New York City, South Eastern Florida, Northern New Jersey, and Southern Connecticut in underprivileged communities where he has been working with several community based organizations to improve the neighborhoods. Mr. Santiago's most recent accomplishments include the 2004 Congressional Special Recognition Award and he was also a recipient of the 2004 New York City Distinguished Entrepreneurial Award. Mr. Santiago has appeared on television and radio shows as a real estate expert, including hosting the Real Estate Financial Report on AM radio.

Not-for-profit Real Estate & Economic Operations

  • Directed daily management of the department’s general administration for a $600 Million construction portfolio. Managed various special initiatives undertaken by the department, including community building events and anticipated creating the analysis of new development opportunities.
  • Managed annual budget for Non Profit of $2.8M  Raised additional monies by successfully applying for city and state grants
  • Developed a revitalization plan for a model block, a $4.5 Million project
  • Developed and constructed a new parking lot (which had been planned for ten years under a previous administration); had groundbreaking within one year and successful completion (under budget) within one year, $1.5 Million project budget
  • Managed initial stages of development for the disposition of all vacant FHA Homes, creating an action plan for the disposition of all  FHA properties, and anticipated managing the sale of existing FHA Home mortgages to a third party servicing agent and/or direct sale to mortgage brokerage firm
  • Directed all operations in support of the enhancement of an economically depressed urban area
  • Enlisted additional security, which reduced crime by 73%
  • Established a plan for a centralized computer correspondence filing system, office procedures and protocols, a computerized tracking system for all office, Law department requests for assignments, equipment and supplies
  • Initiated feasibility analyzes of large-scale redevelopment projects, including zoning, urban and neighborhood massing studies, density, and financial reviews
  • Administered and managed all community events including home ownership fairs, training and counseling programs generated by other units within HFD
  • Managed the day-to-day operations of the department including timekeeping, report management, management of all contract budgets, requisitions and financial tracking
  • Managed all outreach and communications, groundbreaking and ribbon cutting events
  • Orchestrated an extensive clean up effort, fostering a sense of community pride
  • Served as a liaison between 200 business merchant and various city agencies, politicians and media.  Built strategic relationships to bridge difficulties between parties with conflicting interests
  • Spearheaded quality of life initiatives

New Business Development

§         Achieved new clientele goals through policy development of promotions, sponsorships, incentives, and assessing new market strategies

§         Appeared on Television as a Real Estate Expert; as well as having own AM Radio Show called  “The Real Estate Financial Report” for 1 year

  • Developed the infrastructure and organization for numerous events, fundraisers, talent shows, industry seminars, media roundtables and galas
  • Spearheaded and supervised marketing campaigns and all public relations initiatives

Real Estate Development

  • Cultivated relationships with professionals including developers, financial institutions, attorneys, RE brokers, investors, contractors, government offices and others to maintain a continuous flow of disposition of assets. 
  • Delivered an average rate of return of 75% on liquidated properties
  • Developed and instituted technology-based project management procedures to track milestones and set the critical path
  • Developed repositioning strategies for distressed properties, while achieving desired rate of return, including aggressive marketing campaigns
  • Scouted nationwide real estate development opportunities, including evaluating locations, and conducting market analysis
  • Teamed with community leaders to spearhead extensive development projects while addressing regional socioeconomic concerns
  • Wrote comprehensive proposals delineating design and construction, partnership and joint venture arrangements, development costs, financing and project timelines

Real Estate Asset Management & Evaluations

  • Developed the infrastructure and strategic planning for a start up organization bringing annual revenues from $75,000 to $27.5 Million within three years-low Priced Product-High Volume
  • Evaluated the relative worth of properties through physical inspections and the analysis of prevailing market forces
  • Performed thousands of risk management/due diligence site inspections in the United States, Canada, Puerto Rico, Mexico and Italy


Mr. Santiago currently resides on the shoreline of Connecticut and continues to invest in Real Estate. As the newly appointed Executive Director and CEO, he devotes his time and energy towards the strategic growth and management of the Minority Construction Council.
